I'm a visitor from Italy and a member of the corresponding italian forum on the house bubble; excuse me if I write in english but I dont speak french.
I'd like to compare our situation of the house bubble with yours, expecially about the 'surrounding conditions' of the house and financial market.
In few words, our situation presents the following charachteristics, and I'd like to know if these points have some similitudes with France situation:
- There are only few big builders operating upon the entire national territory those controls the market, the building licenses, the connections with politics. Small constructors have a very difficult life.
- Most of the mayor national newspapers are property of the builders (or they own a consistent part of their financial property), so there is absolutely NO INFORMATION FREEDOM. Today national newspapers still write that housing is a good investment for the future.
- Most of the national analysis about housing market are given from some private companies (Nomisma, owned by president Prodi, and Prodi is strongly linked with huge banking and financial interests; and Scenari Immobiliari, and so on..) often participated by builders, banks and financers. These analysis are insigned of a brilliant aura of "absolute and serious thruth".
- Subrime loans could be a terrible problem here but information channels keep them accurately "under the carpet". Just say stay tuned to learn more...
- Most of loans given during last past years are with variable rate. Many families today have a rope around the neck cause mortgages ran out from 700 to 1000 euro/month. Today about 10% (but the real amount is a mistery) of loans smashed out in foreclosure.
- No way the banks give you an affordable fixed rate for loans over 20 years of duration.
- Most of the italian families earns less than 30.000 euro/yr gross salary.
- New buildings (Rome suburb) 2 small rooms around 300.000 euro or more
- And, last but not least, we still don't have what you call "de robien", we call them "societes s'investiment immobiliere quotated", or "SIIQ" (I hope you understand what Im talking about - dont know the French corresponding); But in short month they will arrive on the financial market and should be the "future miracle" of the finance...

Je voudrais comparer notre situation de bulle immobilière à la vôtre, en particulier concernant « les événements récents » sur les marchés financiers et le marché de l'immobilier.
En résumé, notre situation présente les caractéristiques suivantes, et je voudrais savoir si ces points ont quelques similitudes avec la situation de la France :
- Il y a quelques grands constructeurs opérant entièrement sur le territoire national et qui contrôlent le marché, la construction de bâtiment et les liens avec les politiques.
Les petits constructeurs ont une vie très difficile.
La plupart des journaux nationaux appartiennent à des constructeurs (ou une grande partie de leur capital est détenue par ces constructeurs), au point qu’il n’y a absolument AUCUNE LIBERTÉ de l'INFORMATION. Aujourd'hui les journaux nationaux continuent d’écrire que le logement est un bon investissement pour l'avenir.
Les prêts hypothécaires pourraient être un problème terrible ici mais les canaux de l'information les gardent exactement « sous le tapis ». Quelques initiés possèdent l’information …
Les analyses nationales du marché immobilier sont fournies par quelques entreprises privées anonymes (Nomisma, détenu par le Président Prodi qui a des intérêts énormes dans le monde bancaire et financier ; Scenari Immobiliari, etc.) détenues par des constructeurs, des banquiers et des financiers. Ces analyses sont entourées d'une brillante aura « d’absolue vérité et de sérieux ».
La plupart des prêts consentis durant l’année dernière le furent à taux variable.
Beaucoup de familles ont aujourd'hui une corde autour des hypothèques en raison de remboursement entre 700 et 1000 euros par mois. Aujourd'hui environ 10% des prêts (le vrai taux reste un mystère) connaissent des défaillances.
Aucune banque ne prête à un taux fixe accessible sur 20 ans.
Quelques banques essayent de vendre des nouveaux prêts sur 40 et 50 ans.
La plupart des familles italiennes gagnent 30.000 euro brut par an.
Les deux pièces dans les nouveaux bâtiments en banlieue de Rome se vendent autour de 300.000 euros.
Enfin et surtout, nous n’avons de pas de « De robien », nous avons des sociétés d’investissement immobilières côtées ou « SIIQ » (j’espère que vous comprendrez car je ne connais pas les termes en français) ; Dans quelques mois, ils arriveront sur le marché financier et devraient être le « futur miracle » de la finance…
