Il n`y a pas si longtemps que ça, cela remonte à quelques semaines, le Pays-Bas vient de subir l`une de ses plus fortes correction de son marché immobilier, comme l`indique le Wall Street journal et les graphiques des statistiques Netherlands House Price Index, year on year changes (Voir ci-dessous, le graphique d'évolution des prix des maisons au Pays bas.Source: Credit Suisse et celui du cbs Statistics Netherlands).

En effet, d`après un article du Wall Street journal, l'effondrement du marché immobilier néerlandais s`est accentué en Juillet, les prix des logements ont connu la plus forte baisse jamais enregistrée depuis des décennies, mettant en évidence les défis auxquels sont confrontés les Pays-Bas en vue des élections générales du mois prochain.

Jusqu`a maintenant, les corrections du marché de l`immobilier Néerlandais n'était pas aussi catastrophique que les corrections qu`on pu subir le marché de l`immobilier Espagnol ou Irlandais, mais ce brusque effondrement des prix n'était certainement pas prévu.

Mais surtout ce qui vient renforcer les craintes de cet effondrement des prix, c'est l'effet de levier qui rend cette correction du marché immobilier très dangereux.

En effet l'endettement des ménages néerlandais est le plus élevé en Europe, principalement en raison de la conséquence de la dette hypothécaire résidentielle.

Cet ajustement des prix du logement va avoir un effet de richesse négatif qui devrait entrainer un impact relativement plus important sur les dépenses des ménages, et donc, sur le PIB, c'est-à-dire la croissance.

ca fait environ -15 à -20% de baisse depuis le plus haut de 2008 d'apres les graphes. Mais dans le meme temps les prix n'avaient augmenté "que" de 60% depuis 2000, à comparer avec les 140% de hausse en moyenne en France sur la meme periode. Donc c'est monté moins haut et ca redescend plus vite qu'en France.

oui et là bas, c'est difficile de construire (pilotis) donc cher , il n'y a pas beaucoup de place (si ils veulent garder un peu d'espaces verts), et tout est inondable.
Les bonnes idées triomphent toujours. D'ailleurs c'est à cela qu'on reconnait qu'elles étaient bonnes.

oui et là bas, c'est difficile de construire (pilotis) donc cher , il n'y a pas beaucoup de place (si ils veulent garder un peu d'espaces verts), et tout est inondable.
Donc on a un pays inondable avec 5.3% de taux de chômage, qui a monté moins fort que la France mais pourtant baisse.
C'est dingue, non ? :shock:

L'indicateur des variations des prix de l'immobilier résidentiel mis en application au niveau de l’ensemble des villes aux Pays-Bas date de 1995. Ainsi on peut constater que cette chute des prix enregistrée dans le courant du mois de juillet de cette année en cours n’est ni plus ni moins que la plus importante de tous les cas de baisse des tarifs observés auparavant. En comparaison à juillet de l’an dernier, la tendance baissière des prix sur la même période au mois de juillet 2012 en moyenne, est de l’ordre de 8 %. Un taux de baisse de prix très élevé pour le contexte immobilier hollandais depuis bien des années.
Selon l’avis de plusieurs spécialistes, cet effondrement des prix immobiliers survenu aux Pays-Bas risque fort d’occasionner des conséquences lourdes dans divers domaines. Ceci étant à cause principalement du niveau très élevé des cas d’endettement de nombreux ménages hollandais. Parmi les pays de la zone Euro, les Pays-Bas abritent le plus grand nombre de foyers ayant le plus important taux de dette, il en est ainsi à cause notamment de la dette hypothécaire résidentielle. Cette chute des prix aura immanquablement un impact négatif sur le pouvoir d’achat de la majorité des ménages. Ce qui signifie que le produit intérieur brut/PIB va aussi en souffrir et incontestablement dans la foulée, la croissance va être affectée. Certes, l’effondrement du marché immobilier aux Pays-Bas n’a rien de comparable avec ce qui est arrivé en Espagne ou en Irlande, mais face à cette crise, le gouvernement néerlandais fragilisé se retrouve dans un état de précarité comme ce fut le cas Outre-Atlantique à la survenance de la crise immobilière découlant des complications au niveau des crédits de type subprimes. Aux yeux de différents spécialistes, en parallèle cette crise immobilière causera probablement dans un futur proche l’entrée en récession de l’économie du pays. Au niveau de l’Europe par contre, la crainte qu’une crise immobilière ne sévisse dans toute la zone Euro sans épargner aucun pays européen, s’amplifie de jour en jour.

Une situation inquiétante et préoccupante qui commence à se propager dans chaque pays de la Zone euro et qui risque à terme d’aboutir à un krach immobilier européen.

House prices continue to fall, sales slump 17% in third quarter

House prices fell 2.2% in the third quarter of this year, compared with the second, according to new figures from the national estate agents' association NVM.
It is the sharpest drop since the crisis began, the NVM said. House prices also fell by 2.2% in the first quarter.
The number of houses changing hands fell 17% in the same period.
The NVM said the average price paid for a home is now €209,000, compared with €214,000 in the first quarter.

Mortgage rules
The organisation expects an improvement in the number of transactions in the fourth quarter as buyers race to beat the introduction of tougher mortgage rules in January.
NVM chairman Ger Hukker made an 'urgent appeal' to the two parties currently in talks on forming a new government to take steps to stimulate the housing market and to give long-term guarantees.

'Otherwise the market will go into hibernation next year,' he said.

Home owners who bought their property in 2008 when house prices were at their height will make an average loss of over €81,000 if they sell their property now, the Volkskrant reports on Thursday.
House prices have fallen by an average €51,000 since 2008 and households spent a further €31,000 on legal fees and doing up their property, the paper says. It bases its claims on figures from the Kadaster land registry office.
University of Amsterdam professor Johan Conijn estimates some 700,000 households would make a loss if they sold their home tomorrow. 'And that figure is rising sharply because house prices are continuing to fall,' he told the paper.
Many people who are forced to sell their home because of divorce or unemployment are now faced with finding tens of thousands of euros to pay off the negative equity.
Mortgage rules have become much stricter since 2008 when banks were willing to extend interest-only mortgages of up to 110% of the value of the property.
The national estate agents' organisation NVM is due to publish new figures on the housing market later on Thursday.

Housing sales slump 31% in a year

The number of houses and flats finding new owners has fallen nearly 31% over the past year, according to new figures from the land registry office Kadaster.

In September, just 7,143 homes changed hands, down 30.8% on the year-earlier period. Over the first nine months of this year sales are down 8%, the land registry office said.

The land registry figures lag behind developments reported by estate agents because of the time it takes property transactions to be processed.

Detached homes were the least badly affected by the slump with a drop in sales of almost 10%.

When Wilco Drijver bought an apartment in Amsterdam’s gentrifying De Pijp neighborhood in 2008, the bank gave him a no-money-down loan of 209,000 euros ($274,000). That was 24,000 euros more than the sales price. Drijver used the extra cash to renovate the place, figuring it was a good investment.

He figured wrong. When he put the apartment up for sale five months ago, real estate agents said it would fetch only about 189,000 euros. Even at that price, he hasn’t had a nibble.
And because his mortgage is interest-only, he still owes the entire 209,000-euro principal to the bank. Had he known what would happen, the 32-year-old self-employed consultant says now, “I wouldn’t have bought the house.”

Homeowners like Drijver are part of a worrisome stain on an economy usually seen as one of Europe’s strongest. While lecturing their southern neighbors about frugality, the Dutch have run up the highest rate of mortgage debt in Europe. Their borrowing, fueled by generous tax breaks and subprime-style lending practices, now totals 107 percent of the country’s gross domestic product, more than twice the European average of 50 percent. “It’s one of the big scandals of Dutch policy,” says Rick van der Ploeg, an Oxford university economist and former Dutch cabinet minister. “The government has encouraged reckless financial speculation.”

House price drop slows slightly

House prices fell by 6.3% in December 2012, compared with the previous year, slightly down on the rate of decline recorded in November.

In November, house prices were down 6.8%. Over 2012 as a whole, house prices were 5.9% lower than in 2011, figures from the national statistics office CBS and the land registry show.

The CBS says house prices are now back to the level they were in 2004 and are 16.6% down on August 2008, when they reached their peak.

Les pays bas prennent la troisième position dans la chute de l'immobilier au niveau européen.
Spain and Ireland are the only two countries in Europe where house prices have fallen more sharply than in the Netherlands over the past four years, according to Dutch national statistics agency CBS.

After reaching a peak in 2008, Dutch and Spanish house prices have been going down every year, but in Europe as a whole, prices have stabilised, the CBS told news agency ANP. The drop in Spain is around 7% a year, in the Netherlands 4%.

New figures from European statistics office Eurostat on Thursday show house prices across the EU went down an average 2.5% in the third quarter of last year, compared with the year-earlier period.

The drop in the Netherlands was 8.7%, in Spain 15% and Ireland almost 10%. By contrast, house prices in Norway and Estonia rose nearly 8.5%.

Foreign banks

Meanwhile, housing minister Stef Blok told Elsevier magazine on Thursday he hoped more foreign banks would enter the Dutch mortgage market and beef up competition.

In the past they had been surprised by the fact people can borrow more than the value of their homes, and at the popularity of interest only mortgages.

Now changes have been made, Blok said he hoped this would encourage foreign banks to come to the Netherlands.

The competition authority NMa is currently investigating the Dutch mortgage market, which is dominated by the big four banks.

Just 6,260 Dutch homes changed hands in January, a drop of nearly 12% on a year ago and 64% down on December, the land registry office Kadaster said on Monday.

Sales surged in December as buyers sought to beat the introduction of new rules for mortgage tax breaks. And January is traditionally slow in terms of property transactions.

The sale of detached homes was hardest hit - down 29% - while corner homes were hardly affected.

Sales were down across the country apart from in Flevoland, where the number rose nearly 10%.

Terraced homes

Meanwhile, research by European statistics office Eurostat shows the Dutch are more likely than any other EU nationality to live in a terraced or row house.

Six out of 10 Dutch households occupy a terraced home and just 20% live in a flat.

'A terraced home is part of our culture,' Delft University housing researcher Kees Dol told the Volkskrant on Monday. 'There is a market for flats, but most people want a home with a garden.' In addition, flats in the Netherlands are usually fairly small, he said.

C'est surtout qu'on se fait avoir à cause du crédit les gens font bêtement monter les prix. Il faut voir en plus la qualité des maisons allemandes en plus de leur grande taille !

More households have mortgage arrears, forced to sell their home

The number of households at least four months behind on their mortgage repayments rose 25% last year, according to debt registration agency BKR.

By January 1, 2013, the agency registered 77,145 mortgages in arrears, up from 62,453 a year ago. With unemployment continuing to rise, the BKR expects a further increase in people with mortgage problems this year.

The BKR wants information about student loans plus tax, health insurance and other debts to be included in its records. This, it says, would allow banks to make a more considered opinion when assessing the financial situation of people who apply for a mortgage.

Junior social affairs minister Jetta Klijnsma has pledged to come up with a position paper on the issue before April 1. The BKR currently lists credit agreements with banks, mortgage providers and other official credit agencies.

Sales

Meanwhile, housing minister Stef Blok told MPs on Thursday there has been a rise in the number of people forced to sell their home because they cannot meet the repayments.

Last year, 2,488 houses were told at auction by banks, down nearly 200 on 2011.

However, the number of householders selling their home through an estate agent because of mortgage arrears is increasing rapidly, the minister said. According to Dutch banking association figures, the number of off-auction forced sales was around 4,500 last year, up over 700 on a year ago.

Some 14,300 newly built homes were sold last year, the worst results in the sector since 1950, according to housing developers' association NVB.

This year the NVB is forecasting a further deterioration, saying just 10,000 new homes will be sold. In 2006, when the housing market was nearing its peak, 44,000 new homes found owners.

The NVB blames national government in The Hague for the housing development sector's woes. It points out that the value-added tax reduction only applies to redevelopment and renovation, not new building projects.

Housing corporations have virtually stopped building new homes and the rules for first-time buyers are now extremely complicated, the organisation said.

It also criticised banks for refusing to consider loans to new housing projects and local authorities for refusing to cut land prices.

One in four homes worth less than the mortgage

More than one million homes in the Netherlands are worth less than the mortgage taken out to pay for them, the national statistics office CBS said on Thursday.

However, the true total is likely to be far higher. The figures date from 2011 and house prices have continued to fall since then.

At the beginning of 2011, 4.2 million households owned their own home. Youngsters are most likely to have negative equity – 75% of people whose home is not worth as much as they paid for it are aged 25 to 30.

By contrast, only 2% of the over-65s have a mortgage which outstrips their property value.

House prices have fallen steadily since the economic crisis, and are now some 20% lower than they were in 2008.

At least 3,700 home owners were left thousands of euros in debt last year after selling their houses for less money than they needed to pay off their mortgages.

Housing minister Stef Blok told parliament on Friday the average debt was €60,000. The figures are based on information from the Dutch banking association and will serve as a base line for future assessments of housing policy.

Some 2,100 home owners sold their homes following a relationship break-up. In 569 cases people were forced to sell after losing their jobs and in most of the rest they simply defaulted on their mortgage.

The national statistics office CBS estimates more than 25% of home owners currently live in a property worth less than their mortgage.

Housing minister Stef Blok told parliament on Friday the average debt was €60,000. The figures are based on information from the Dutch banking association and will serve as a base line for future assessments of housing policy.

Some 2,100 home owners sold their homes following a relationship break-up. In 569 cases people were forced to sell after losing their jobs and in most of the rest they simply defaulted on their mortgage.
The national statistics office CBS estimates more than 25% of home owners currently live in a property worth less than their mortgage.

Michel Scheepens is familiar with risk. The 41-year-old oversees the energy market for the Dutch bank ING, and it's his job to determine whether his employer should finance such projects as a wind farm in Cyprus or a gas-fired power plant in Turkey. Until now, it was always other people's money that was involved.
For some time, however, Scheepens has been experiencing what a poor investment feels like on a personal level. Six years ago, the father of three bought half of a duplex for his family in the commuter town of Nieuw-Vennep, near the North Sea coast. The red brick building cost €430,000 ($552,000), but the bank generously offered him a loan of €500,000, so that there was enough money left over for renovations, along with notary and community fees. Scheepens had intended to resell the house after a few years, as is common in the Netherlands. But then prices tumbled following the Lehman bankruptcy. If the family were to sell the house today, it would have to pay the lender €60,000. His house is "onder water," as Scheepens says.

The average price of a house or flat sold in the first three months of this year fell to €206,000 but there are signs the bottom of the market may have been reached, real estate association NVM said on Thursday.

In total, 23,750 homes were sold in the first quarter of 2012, down 30% on the last three months of 2012.

Nevertheless, estate agents say there are some signs of recovery and the market may have reached its lowest point, website nu.nl reported.

Firstly, house prices are not dropping as sharply as in 2012. The first quarter drop was 5.5% which is well down on last year. In total, the price of an average terraced house has dropped 18% since 2009.

One advantage of this is that houses are now more affordable, the NVM says.

Secondly, the number of houses for sale did not go up in the first quarter - the first time this has happened in years. Some 227,000 homes are currently on offer, and remain for sale for an average 170 days.

'Houses are becoming more affordable compared with rental properties,' NVM chairman Ger Hukker told nu.nl. 'The supply and time it takes to sell a house is also stabilising. You can see the balance between supply and demand is slowly recovering.'

Si cela n'a baissé que de 5,5% au premier trimestre, cela devrait bientôt s'arrêter, effectivement...

Les bonnes idées triomphent toujours. D'ailleurs c'est à cela qu'on reconnait qu'elles étaient bonnes.

A ma connaissance les frais de notaire sont très élevés la bas et le système de crédit est complexe (taux élevés mais possibilité d'avoir recours à des produits bizarres qui baissent le cout du crédit. On avait essayé de m'expliquer mais le recours aux produits du terroir locaux avait embué mon cerveau et je n'ai pas tout compris). Mais ca m'avait paru etre des montages excessivement complexes dans l'intéret des banques.

Donc puisque tu as vécu la bas (de la chance ce pays est vraiment sympa) peux tu nous expliquer cela ?

Sinon ca baisse partout pareil ou le randstadt est épargné ?

salut franckyfrank, je viens de voir ton message.
le système de prêt est complexe effectivement, je n'y ai pas compris grand chose sinon que l'on peut emprunter un max de pognon et que c'était avantageux fiscalement de s'endetter au taquet en déduisant les intérêts d'emprunt.
maintenant les choses changent, les conditions se durcissent, et si dans certains coins la chute est moins importante, il y a toujours de moins en moins de ventes de maison...

The number of houses sold in April fell by 20.4% compared with the same month in 2012, and by 26.6% compared with March.

The figures from the land registry office Kadaster show Utrecht had the biggest fall in house sales with a 34% drop compared to March. In Zeeland the drop was just 6.7%.

In April, the real estate association NVM said the number of homes changing hands fell 30% in the first quarter of 2013, making it the worst quarter for years.

House prices are continuing to fall, recording a drop of 8.2% in May compared with a year ago, according to new figures from the national statistics office CBS.

The drop is slightly higher than the 7.6% decline recorded in April.

House prices are now back at the same level they were at the end of 2002, the CBS said. Prices have gone down 20.5% compared with August 2008, when the market reached a peak.

Figures from the land registry office Kadaster show almost 38,000 homes changed hands in the first five months of this year. This is down over 10% on a year ago.

The number of home owners forced to sell their property because they can no longer pay their mortgage has shot up by almost 50% over the past few months, the national housing guarantee organisation NHG said on Wednesday.

Figures from the NHG scheme show falling house prices, unemployment and divorce are forcing more people to sell their properties. In total, the number of people forced to sell their NHG-guaranteed home at a loss rose 48% to 2,284 in the first six months of this year.

At the same time, far fewer people sold their property at auction - where prices are usually much lower than on the open market.

'This is deliberate policy,' NHG director Karel Schiffer told Nos television. 'We advise people to try to sell their home in time and to avoid a compulsory purchase order.'

The NHG guarantee currently covers premises valued up to €320,000. The guarantee means if people default on a NHG mortgage, a special home ownership fund (the WEW) will pay off the debt.

Les bas taux d’intérêt, qui obéissent surtout aux intérêts de l’économie allemande, et un important flux de capitaux bon marché ont contribué à la création d’une bulle immobilière et à l’explosion de la dette. Du lancement de la monnaie unique jusqu’au pic du marché, le prix du logement en Hollande a doublé, devenant l’un des marchés les plus en surchauffe au monde. Et maintenant, il est en train de s’écraser avec pertes et fracas. Le prix du logement chute à la même vitesse qu’en Floride lorsque le marché immobilier américain, après une phase d’essor, a commencé à s’étioler.

À l’heure actuelle, les prix sont 16,6% plus bas qu’au plus fort de la bulle, en 2008, et l’Association nationale des Agents immobiliers prévoit une autre chute de 7% pour cette année. A moins que vous n’ayez acheté votre maison aux Pays-Bas au siècle dernier, elle vaudra désormais moins que vous n’avez dû débourser pour l’acquérir et même moins que la somme que vous avez empruntée pour ce faire.

House prices were down almost 10% in June, compared with June 2012, according to new figures from the national statistics office and land registry.

The 9.6% price drop has taken house prices back to their end-2002 level, the CBS says. In May, house prices were down 8.2% on the year.

House prices have now fallen by more than one-fifth since August 2008, when they reached a peak.

Detached homes were hardest hit in June followed by semi-detached houses. By contrast, apartments and terraced housing fell 7.5% in price.

Pessimistic

The CBS figures are slightly more pessimistic than those published by the real estate agents' association NVM. This is because the CBS records sales at the moment they are confirmed in the land registry documents, which is a couple of months on from signing the sales contract.

The land registry office said last week that 7,224 homes had been sold in June, a drop of 55% on the year earlier period.

Despite the price drop, the main mortgage lenders said recently there are signs the market may be bottoming out.

pas de krach, mais bon c'est pas comme en France. comme on l'a déjà dit, aux pays bas, ils ont plein de place pour construire, des normes bien plus légères (c'est pas comme si il falalit enfoncer des pilotis dans le sable), et une densité de population bien plus faible qu'en France. En plus, ils n'ont pas de grand centre urbain comme Paris :wink:

In March 2014, house prices were at approximately the same level as in November 2002, but they were no less than 20.5 percent below the record level registered in August 2008.
