Analysing the gains made up to the peak of the housing boom, and the losses since, Mr Power said negative equity was affecting "at least 140,000 people and that's rising by the day".
He warned that, in terms of the recession, "we haven't seen anything yet" and predicted the numbers in negative equity could reach 200,000 by the end of 2009.
According to Mr Power: "Negative equity becomes a serious problem if you lose your job. It doesn't matter where house prices are or where interest rates are when you're faced with having to sell your property in a situation like that.
"A lot of people are going to lose their jobs in the next 12 months so it will be a significant problem. For everyone else, negative equity is not the end of the world."

Rental rates are falling by 3% on average across the country. Areas outside major cities are seeing 5% drops or more since the last daft rental report. The latest data show an average decrease of more than €20 in rents, combined with a sharp increase in the stock of available rental accommodation

mais bon, c'est different, Amsterdam ca ne peut que monter ! apres + de 2 ans de bulle immo, je voit mal comment la hollande pourrait echapper a une baisse de l'immo ET des loyers comme ailleurs en europe. Ce que je peux dechiffrer des journaux locaux suggere une communication
durant l'ete 2007 j'ai eut toutes les peines a trouver un loyer pas cher, et sur les sites de petites annonces commencaient a 800-900 euros pour des 70 metres carre. Si je regarde aujourd'hui, il y a maintenant plus d'annonces commencant a 600. j'essaierai de faire le point avec des exemples un peu plus precis dans la file concernée...

j'ai vu une pub pour un crédit immo à dublin le W/E dernier,
en bas de l'affiche il y avait un avertissement facon paquet de cloppes au sujet des negatives equity

IRELAND WILL see more demolition than construction of houses over the next decade, as the economy struggles to recover from the collapse of the housing market and the emergence of “zombie” banks, UCD economist Morgan Kelly told the conference.
In a presentation that drew several collective intakes of breath, Mr Kelly predicted that house prices would fall by 80 per cent from peak to trough in real terms.
Recovery will be slow: “It has taken us 10 years to get into this situation – it will in all likelihood take us 10 years to get out of it.”
Mr Kelly said he had been hailed as being extremely prescient as a result of his warnings in relation to the property bubble, when in fact he and a handful of other “amateurs” were merely stating what was obvious.

On peut avoir ça en France... je traite actuellement un cas de procédure de ZAC avec création de 4 immenbles de logements sociaux, 1 maison de retraite, une zone d'activités commerciales et 72 villas individuelles... rien n'est acheté à l'avance dans une procédure de ZAC. Dans le cas que je traite, les 72 villas seront dures à vendre, donc on risque bien de se retrouver avec des villas neuves vides!

Vendors have acknowledged that the outlook for the sales market is challenging and as such there has been a large shift of properties from the sales market to the rental market with the result that the stock of properties available for rent on Daft has more than doubled from 10,817 in April 2008 to 22,161 in April 2009. Of course the stock available to rent could have increased if the demand for rental properties had actually declined but in fact the demand for rental properties is up with the number of monthly lettings averaging 12,858 in the year to April 2009 versus 7,954 in the year to April 2008. The increase in demand for rental properties reflects the fall off in demand for house purchase and possibly a shift in attitudes towards renting more generally.
Il semblerait que malgre la demande plus forte en location, les stocks de logements a louer ne cessent d'augmenter... mettant la pression sur les loyers vers le bas.As of April 2009 rental asking prices were down 16.4% y-on-y as the supply of properties has outstripped demand. The Daft rental index is now down 17.5% from its February 2008 peak and back at levels last seen in May 2005.

The number of people signing on the dole will shatter the 500,000 barrier by the end of the year, the Taoiseach warned today.
And that figure may soar even further into next year with no apparent sign of a peak in joblessness, Brian Cowen admitted.
Opposition leaders said unemployment was now rising so rapidly it will wipe out any savings made by an expected €1.5bn cut in the social welfare budget.

L'Irlande a une population de 4 millions de personnes, et c'est en plus un pays avec une population jeune. Partant de l'hypothèse (basse à mon avis) que 25% de la population a moins de 18 ans, que les retraités qui ne font pas partie de la pop active doivent faire dans les 20% (au pifomètre) comment peuvent-ils arriver avec 420000 chômeurs à un taux de chômage de 12%.
Pour ceux qui ont vécu en Irlande, le dole c'est peanuts. Avant le passage à l'euro, cela représentait environ 60 Irish punt (+ ou - 80 euro) par semaine...

The move by IL&P’s Permanent TSB unit, which is a beneficiary of the State guarantee on its liabilities, is considered likely to prompt similar action by other banks.
The plans of other Irish lenders are as yet unknown.
However, all financial institutions in the Irish market are under pressure due to rising loan losses, the high cost of funds and tight competition for deposits. With most banks radically curtailing the level of new lending they engage in, new profit streams are not open to them.
Permanent TSB is increasing the standard variable rate it charges by half a percentage point to 3.19 per cent from 2.69 per cent. The average affected mortgage is for €62,500, with 13 years to run. According to Permanent TSB, the average monthly repayment increase will be €14.75.

Il a créé une organisation appelée NAMA (National Asset Management Agency), dont la mission est d’acheter la dette contractée par ces promoteurs immobiliers. Un projet de loi traitant du sujet ne donne aucune information sur la manière dont elles seront évaluées, ni sur leurs durées. Des pouvoirs extraordinaires pour traiter ces questions doivent être conférés au Ministre des Finances. Je suis convaincu que NAMA compte revendre ces dettes douteuses à la Banque Centrale Européenne. Il semble évident que ces mauvaises créances seront payées par la BCE grâce aux économies de vos lecteurs.
Trouvez-vous normal que les citoyens français vont contribuer à un secteur de la societé irlandaise déjà favorisé par nos élus? J’encourage vos lecteurs de s’adresser à leurs représantants politiques, pour exprimer leurs refus d’être exploités de cette façon.

I had to go away to work in the early 1960s along with my two brothers and sister who have made better lives for themselves in Australia.
I was the only one who listened to the call to come back to Ireland. I worked and worked only to be told we are all living beyond our means by the then government that was led by a man who wore made-to-measure shirts.

Finance Minister Brian Lenihan has already signalled the 'bad bank' is not the only solution being considered for the banking crisis and nationalisation may be on the cards.
Coincidentally, the drop in share prices happened on the same day leading economist Colm McCarthy warned the taxpayer is likely to end up owning the banks because other sectors of the economy, besides property development, are also in trouble.
The author of the Bord Snip report said NAMA must buy the loans to property developers at a good price. But he warned that State ownership of the banks may be on the cards as farmers and hotel owners won't be able to repay their loans.
"The decisions made in regard to banking, and particular in respect of the financing of property deals, has left the county facing what is probably the most serious economic crisis in the history of the state.
"Taxpayers face a potentially enormous bill for having to rescue the banks and developers and they are entitled to know who made, and what were the consequences of, key decisions made in regard to banking," she said.

The number of people needing help from the State to pay their rent has risen by more than 50pc in just over 18 months.
Now the Department of Social and Family Affairs expects to pay out almost half a billion euro this year to subsidise rent payments.
There are more than 91,000 people in receipt of Rent Supplement, an increase of 53pc since December 2007, new figures reveal.
Last January, the Irish Independent revealed 78,382 families were waiting for a home or more suitable accommodation in the country's local authority areas.

Social and Family Affairs Minister Mary Hanafin keeps threatening to cut child benefit.
This has been going on now since the emergency Budget in April when we were told the payment would be cut, means-tested or taxed.
It is unfair and unreasonable to warn, for months on end, of major changes to child benefit without outlining what exactly is going to happen.
This is particularly true for families with young children -- who are bearing a disproportionate burden during these recessionary times.
The collapse in the public finances has already resulted in the €1,000-a year early childcare supplement being halved this year, with its abolition next year. In its place the Government has promised a free year of pre-school education.

These people would be wise to consider switching to a different credit card provider, the Financial Regulator advises.

Irish credit cards third most profitable in world
Credit card companies in Ireland are among the most profitable in the world, a new report has found.
Credit card issuers here are making twice the profits per card being made by their counterparts in the US.
Only in Mexico and New Zealand are profit levels per card higher than in Ireland.
Credit card issuers made estimated profits of €142m in this market last year, up from pre-tax profits of €135m in 2005.
This works out at a profit of €66 a card last year, compared with profits of €34 per card in the USA, according to a new report from London-based research company Lafferty.

THE number of people turning to a Government money advice service to save themselves from financial ruin will double this year.
In response, the Government has been forced to hire a new team of advisers to bolster the under-staffed Money Advice and Budgeting Service (MABS).
Despite the public sector recruitment ban, the Department of Finance has given the green light for a team of new recruits.
The extent of indebtedness emerged as it was revealed that up to 500 ESB and Bord Gais customers were being disconnected every month because they could not afford to pay their bills
Stark new Department of Social and Family Affairs figures reveal:
* The MABS helpline received more than 12,200 calls in the first six months of 2009. This compares with almost 11,000 for all of last year.
* MABS staff have been visited by almost 10,000 new clients -- owing an average of €15,100 -- since the beginning of the year.
* The vast majority of the debt (65pc) is owed to banks or financial institutions. Around 16pc is owed to credit unions, 3pc to energy suppliers, 2pc to debt collection agencies and 1pc each to money lenders and local authorities.
* Single people are most in difficulty. They account for almost a quarter of all new clients seeking help.
* Almost one in five new clients in dire financial straits are married couples with children.
Dermot Jewell, chief executive of the Consumers' Association of Ireland, said people could not be left without an essential service and needed help to get them over this.
"It's not good enough to just cut them off.
"If we're to really deteriorate to a Third World level, and I see signs of that happening, then we need to move to stop this," he said.

RENTS HAVE dropped by an average of 17 per cent over the past 12 months, with a record number of available rental properties bringing the average national rent down to €800, according to property website Daft.ie.
The Daft.ie rental survey for the second quarter of 2009 shows that rents across all major cities continued to plummet, with the supply of properties to rent peaking in July.
In early 2008, the average rent in Dublin was more than €1,300, but by July 2009 that had fallen to just over €1,000. Cork has seen a similar 20 per cent fall, with the average rent in the city now below €850.
Across the State, rents are typically 15 to 20 per cent below their peak, with urban areas experiencing the greatest percentage falls. In rural parts of the State such as Kerry and Donegal, the fall in average rents has been closer to 10 per cent.
Mr Lyons said that, while it was clear supply issues were dragging rents down, there was evidence that short-run pressures on investors at the top end of the property market were forcing them to slash rents.

Sinon, Guiness, Beamnish même combat, j'ai pris une super cuite à la Guiness, je ne peux plus les voir en peinture (8 Guiness en 2 heures, ça fait un peu beaucoup...)!
A part ça, j'ai pas aimé du tout Cork à part la zone des bars où ils font le Cork jazz festival, trop cradingue pour moi. En revanche Kinsale est un beau petit coin.

Effectivement j’etais dans ce voisinage (woodstreet pour etre précis) et c’est bien la brasserie Beamish que l’on voit.
Etant donne la petitesse de Cork, il ya a 50% de chance que je connaisse ton pote, au moins de vue !
Et tous les expats bossaient soit pour :
- apple
- siemens
- EMC
- Starwood
Pour ma part j’ai vraiment adore Cork et sa mentalite un peu rebelle / rock n roll. J’ai des relents de nostalgie dès que je vois un Irlandais !
Question Beamish/Guiness, c’est vrai qu’il faut avoir le foie bien accroché… mais c’est la seule biere que je connaisse qui remplisse correctement son role de boisson/sandwich en meme temps.
Certains soirs, dans Cork, une sorte d’odeur de choux fleur en pleine cuisson plannait sur toute la ville…

Mon pote avait une panda 4x4 rouge je suis sur que tu l'as déjà vue. Moi aussi j'ai un pincement au cœur quand je croise un irish, même si depuis mon arrivée en 1998, ils ont pas mal changé (en moins bien). Peut-être que Cork est différente de Dublin. Quand la nostalgie me prend trop aux tripes, j'écoute Wild Irish Rovers des Dubliners, ça fait toujours plaisir!
Pour la Beamish/Guiness, c'est vrai que son apport nutritionnel est plutôt conséquent! Savais-tu que les irlandaises avaient pour habitude de s'en boire une pinte après avoir accouché?
Quant à Dublin, l'odeur qui flottait était celle de Mcdo ou de Burger King.

This latest Daft Report shows that rents are falling at double-digit rates around the country. This fact will no doubt be good news not only for new and returning students, but for all tenants around the country. As students start their hunt for accommodation this week, the typical student renting a double-room in Dublin city centre can expect to save about €1,000 over the course of the coming academic year, compared to last year. This is about the same amount that two students renting a two-bedroom property in Galway or Limerick might expect to save.

If we look at the chart from the US, we can see a clear correlation between the rise in unemployment and the number of properties that are being foreclosed on.
While there are outliers like Florida, where foreclosures seem to be running way ahead of unemployment - probably due to defaults on the huge amount of holiday homes in the state - the trend is pretty much as you’d expect.
In Ireland, we will see a similar pattern emerging. I expect unemployment to rise significantly next year as the financial industry contracts. This will mean large layoffs in our banks and insurance companies.
As well as this, the public sector will contract after the budget cuts, and retail employment will fall away after Christmas under the twin pressures of higher taxes and charges, and the strong euro driving thousands over the border to shop.
Many of the young men like the guy I met on the train will just head off if they can’t find jobs, and try their luck in the likes of London, Sydney or Boston. We are just witnessing the tip of the iceberg now.
We are living in extraordinary times, and we need extraordinary policy changes. Thus far, we are just seeing incrementalism because we have been lulled into a false sense of security by the calm before the storm. However, to get out of this mess, we will need to entertain extraordinary remedies. Otherwise, a country with close to 30 per cent of its youth under the age of 25 on the dole could become very, very angry.

RESIDENTIAL investment properties would need to fall in value by between 20pc and 56pc to make them a profitable proposition, a new report has found. The report says rents need to double, or values fall radically, to tempt investors back into the market.
Dublin property prices would need to fall to €256,293 for property investment to make sense. Cork prices would need to fall to €119,324, with Galway prices needing to fall to between €119,324 and €205,296.
Alternatively, rents would need to rise to €1,785 a month in Dublin, or €1,490 in Galway, according to the Residential Property Investor Report produced by Irish Mortgage Brokers and PropertyWeek.ie.
Prices are considerably higher than this at the moment, while average monthly rents are around €771.
"In the case of the Irish property market, we don't see recovery on a widespread level any time soon, and would argue that it will likely be pockmarked (in different neighbourhoods) and stratified (at different price levels)."

Asking prices for residential property around the country fell by 19% during 2009 and are now more than 30% below their peak levels of early 2007, according to the latest report published by property website Daft.ie. The national average asking price at the end of 2009 was €242,000 - a fall of €107,000 from the peak.
The rate of decline in asking prices has varied across the country. In Dublin, asking prices have dropped by up to 42% - while in Cork, Galway and Waterford, asking prices fell by approximately 30%. In Limerick, drops were on average 25%, while elsewhere in the country, prices are now on average 30% below their peak in early 2007. In most parts of the country, the average time to sell a typical property now takes about 9 months, while Dublin has fallen to four months.
Highlighting the link between price falls and movement on the market, Daft.ie economist Ronan Lyons said: "Over the course of 2009, Dublin saw the largest fall in asking prices, as sellers adjusted to market conditions. At the same time, the total stock for sale in the capital fell by almost 20% over the year. In other parts of the country however, where there have been significantly smaller falls in asking prices, the number of properties available for sale is still rising."

Bon, ce champagne n'a pas de goût, ça m'apprendra à acheter du premier prix.
( Que le chiffre soit exact ou pas, je m'en tape, l'essentiel, c'est que cela devient banal pour les gens. )

But there were warnings last night that the price falls are likely to come to a halt as mortgage rises mean inflation will return. This will put further pressure on household incomes.
Large numbers of households are being hit by a combination of negative equity, where they owe more than their home is worth, and negative income. This is where consumers are forced to borrow to pay for day-to-day spending
A rise in ECB rates would impact on people with tracker mortgages, which rise and fall only when ECB rates change.
But thousands of homeowners are vulnerable to lenders here raising rates on standard variable mortgages. Lenders are free to hike these rates irrespective of what the ECB does.
Earlier this week, a report by Karl Deeter, of Irish Mortgage Brokers, predicted that standard variable rates would rise from March and be 1pc higher by the end of the year.

Le pays le plus frappé de l'Union par la crise économique va devoir réduire drastiquement ses dépenses publiques. Alors que le Tigre celtique n'est plus qu'un souvenir, les efforts de Dublin pour rester dans les critères d'adhésion à la zone euro pourraient déboucher sur une crise sociale.
La chute du seul groupe Anglo Irish pourrait engloutir plus de 30 milliards d’euros de fonds publics, soit l’équivalent du total des revenus collectés par le fisc irlandais l’année dernière. A présent, "les défauts de remboursement des crédits immobiliers liés au chômage et à la chute des prix du marché devraient constituer le prochain acte de la tragédie économique irlandaise. Sans oublier, les faillites à répétition des banques", pronostique Morgan Kelly professeur d’économie à l’University College Dublin.
A l’époque où il était taoiseach chef du gouvernement, Bertie Ahern, a même défendu la cour assidue menée par son parti auprès des promoteurs immobiliers, des entrepreneurs et des banquiers lors de grands évènements sportifs et nationaux. "Si ces types des Galway races courses hippiques n’étaient pas là sous leur tente à faire de l’argent, je ne pourrais pas le redistribuer", avait-il déclaré à l’époque où l’économie irlandaise était en plein essor. La vérité, c’est qu’il était à la tête d’un mirage. Quand les premiers doutes sont apparus au sujet de l’incroyable - et intenable - boom du marché immobilier irlandais, qui représentait près d’un cinquième des revenus fiscaux avant la crise, Ahern avait rétorqué : "la croissance va croître encore plus vite". Il n’a pris aucune mesure sérieuse pour réduire la dangereuse dépendance de l’Etat vis-à-vis des secteurs immobilier et du bâtiment
